In 2005/2006 Ivey Planning Group processed a large-scale land use amendment and text amendment on behalf of Gateway Development of Daytona Beach. The Daytona Beach City Commission unanimously approved the amendment changing the land use for a 143-acre tract located at the US 92/I-4 interchange from Low Intensity Urban to Mixed Use. The accompanying text amendment reduced the property’s maximum FAR to 0.25. On September 13, 2006 the Florida Department of Community Affairs found the amendments in compliance. |

IPG provided planning services for this multi-use 3,000-acre parcel in Daytona Beach and Port Orange, located on both sides of Interstate 95, south of the Daytona Beach International Airport. This multi-phased project involved the comprehensive annexation of lands on the west side of the Beltline from Volusia County to the City of Daytona Beach.
In addition, IPG worked closely with Volusia County, Daytona Beach, and Port Orange staff to secure approvals for comprehensive plan amendments and rezonings of various portions of the property. IPG staff also worked with the Daytona Beach International Airport negotiating the acquisition of the portion of the property designated for industrial uses which lies adjacent to the airport property. As part of the comprehensive approach to the property’s development, IPG staff prepared a plan which establishes an overall land use and transportation circulation pattern.

Since 2006, Ivey Planning Group provided due diligence services for an Atlanta-based industrial development company. Ivey Planning Group prepared four separate reports regarding sites located in Apopka, Florida and Orlando, Florida. Oakmont Industrial Group relied on Ivey Planning Group to verify zoning, future land use, development review processes and schedules, development codes and potential development impact issues.
On behalf of Oakmont Industrial Group, IPG investigated three sites in the City of Apopka totaling 301 acres. An 8.6-acre site in Orlando Central Park was also researched. Each due diligence report was completed in approximately 30 days.

IPG staff was retained by Volusia County to provide planning and ecological services for a microchip processing facility to be located in DeBary, Florida. Our staff’s role included coordination with the property owner, Florida Power Corporation, County Council, City Council, and staff in developing a Master Plan for the 343-acre parcel. Initial steps included extensive field survey to delineate wetlands and identify scrub jay territories. In a design charette, IPG staff identified planning goals for the site layout and future permitting activities. The Master Plan was then used for permitting with the St. John’s River Water Management District. |

IPG staff was retained by Volusia County to provide master planning services for a conceptual land use plan of airport properties. The plan involved inventorying surrounding land uses, analyzing physical constraints, identifying "pending" projects that could affect airport property development, prioritizing uses as to appropriateness, analyzing regulatory opportunities and constraints, coordinating with County staff, infrastructure overview, and master plan design services.
