Farmton encompasses nearly 60,000 acres of land in Volusia and Brevard Counties. The Miami Corporation retained Ivey Planning Group to assist them in studying new uses, new visions and intelligent approaches to maintaining the environmental assets of the land while preserving its economic viability. To that end, IPG has provided master planning services, smart growth expertise and public outreach assistance. Over the past seven years IPG has met with the owners, various stakeholders, and government agencies to map out a future for this land that will benefit the owners, the current residents of the region and future generations. In 2009 Ivey Planning Group filed separate comprehensive plan amendment applications with Brevard and Volusia County that contained similar policies and a consistent vision. The Volusia County Council and Brevard County Commission both approved the Farmton Local Plan.

In an effort to provide the City of Port Orange with future economic development opportunities, our staff was retained by the property owner of approximately 1,200 acres of land to undertake a Comprehensive Plan Amendment.
The purpose of the amendment was to provide the property owner with a comparable amount of residential units as currently approved while increasing the non-residential uses to allow for commercial and industrial uses as well as a “Town Center” for city lands west of Interstate 95. The Comprehensive Plan creates a series of mixed-use districts of varied land use densities and intensities.
The project received an award from the Innovations Groups for its creative approach to achieving government approvals.

A new town located in Osceola County, Florida, this mixed-use project includes 1.5 million square feet of retail space, 8,000 residential units, 2.0 million square feet of office space, three golf courses, and a Town Center.
IPG staff obtained approvals for the DRI and major Comprehensive Plan amendment and PUD zoning for Disney’s 8,000-acre tract. IPG’s staff also assisted Disney personnel in analyzing the project’s affordable housing impact, preparing neo-traditional style town development guidelines, and signage guidelines. Celebration won an Urban Land Institute (ULI) award.

Located in the town of Jupiter, Florida, this mixed-use “new town” was designed using Traditional Neighborhood Design (TND) concepts to accommodate a State University, residential neighborhoods, a town center, a workplace, a professional sports stadium, and a commercial center.
The role of IPG’s staff was as a DRI and zoning entitlements consultant to the MacArthur Foundation.

Located in Southwest Volusia County, this 1,824-acre Activity Center is currently undeveloped. Because of its position on the I-4 corridor, this area holds great potential for future development. The staff of IPG was retained by the County of Volusia, in partnership with the Cities of Deltona and DeLand, to seek an Areawide Development of Regional Impact (DRI) as a means to promote sustainable economic development for this region.
As part of the scope of services, our staff hosted a design charrette to develop a Master Plan for the DRI. This full-day event had close to 100 attendees including local government officials, planning staffs, regulatory agencies, property owners and concerned citizens. The final product was a collaborative Master Plan that is the basis for the DRI.

In July 2005 the Board of County Commissioners of Orange County, Florida retained Ivey Planning Group, LLC to develop the Innovation Way Economic Development & Environmental Resource Management Study, which was subsequently adopted the same year. The project is located in the southeast region of Orange County, an area encompassing approximately 97,000 acres where recent growth pressures and infrastructure improvements have opened the way for more intensive development. The study focused on the western 32,000 acres and included five development scenarios. The goals of this study included identifying where and how growth may occur, proposing the appropriate environmental controls, and ensuring the promotion of high-technology industries for sustainable economic development.
The report made a number of key recommendations regarding southeast Orange County. IPG recommended that the County establish a High Tech Corridor land use designation overlay for inclusion in the County Comprehensive Plan. Implementation of the Plan Amendment should include specific policies requiring:
- multimodal transportation design
- implementation of design principles that provide internal trip capture
- creation of opportunities for the County to acquire ecologically sensitive lands
- balancing of uses such that job creation is a precedent to increased residential densities.
The plan was adopted by Orange County in November 2005

Ivey Planning Group served as the project manager for a comprehensive plan amendment and planned unit development (PUD) rezone for a mixed-use development named Tupperware Heights in Orange County, Florida. The total project size is approximately 206 acres, of which 63.9 acres are developable. The development consists of office, commercial and senior adult housing (multi-family residential).

JTC III Development, Inc. retained Ivey Planning Group to prepare and process an application to rezone approximately 65 acres of mixed use land located at the northeast corner of SR 46 and White Cedar Road in the City of Sanford. IPG coordinated the master planning with the client's engineer to create the PD Master Plan.
Ivey Planning Group also conducted and prepared the Citizens Awareness and Participation Program (CAPP) report which involved holding community meetings with concerned stakeholders regarding the application.
The Sanford City Commission rezoned the property to PD on August 25, 2008.
