The Wekiva Marina was an historic site along the Wekiva River established in the 1960s.

In the summer of 2010 the owners of the marina, now renamed Wekiva Island, retained Ivey Planning Group to process a future land use amendment and rezoning to memorialize the uses to remain on the property.  The applications prepared by Ivey Planning Group addressed the Wekiva River Protection Act, Wekiva Global Compliance Policies and the Wekiva Parkway and Protection Act policies.  IPG substantiated compliance with these and other regulations.

The land use was successfully changed from Suburban Estates and Low Density Residential to Recreation on October 16, 2010.   The PUD zoning was approved by the County Commission on January 25, 2011.  The Marina, Concession sales with beer and wine licensing, canoe rental and other recreational uses were included in the negotiated development order which accompanies the rezoning.

DRI Support
IPG prepared a study to assess the impacts to affordable housing for the Tri-County Villages Development of Regional Impact (DRI), the Villages of Sumter DRI and the Villages of Marion Florida Quality Development (FQD).  All three projects originally received approval back in the 1990s and 1980s.  All three DRIs are in varying levels of development.  To more accurately estimate the impact on affordable housing, all three developments’ non-residential building programs were combined into a single development schedule. Only non-residential development entitlements that remain unbuilt were examined in this study which still encompassed millions of square feet of commercial space.  The DRIs are located in three adjoining counties so the analysis required extensive consideration and synthesis of socio-economic data. The study was accepted and approved by the reviewing agencies, and the mitigation proposed was accepted by the local governments.  IPG started the study in late 2007 and completed it in early 2009.
