Ivey Planning Group works on projects of all sizes including this 3.8- acre site in unincorporated Seminole County. The client wished to construct 16 high-end townhouses on this infill site which was completely surrounded by the City of Longwood. Individual units are approximately 3,000 square feet with a two-car garage. Ivey Planning Group prepared applications and master plans for a small -scale land use amendment and a rezoning to permit the development. The land use was successfully changed from Low Density Residential to Medium Density Residential and the zoning was changed from A-1 Agriculture to PUD Planned Unit Development.

Ivey Planning Group also prepared the preliminary subdivision application for the project which was approved by Seminole County on August 1, 2007.

Ivey Planning Group was contracted by Greater Homes, Inc. to amend the comprehensive plan, prepare a zoning document, and prepare preliminary site planning services in the development of 515 acres in the City of Deltona, FL. IPG worked with Greater Homes representatives and City officials in composing a new "Village" land use category and in the site planning of a "Village" mixed-use development, IPG incorporated Traditional Neighborhood Design (TND) development and design techniques in the planning of the project site. Additional features include preservation areas, pedestrian trails, equestrian center and trails, and water features.
