Joel Ivey was retained by Melvin Simon and Associates to provide master planning services including DRI and zoning approvals for this 280-acre mixed-use commercial project. The area is anchored by the 1.2 million square foot Seminole Towne Center Mall located in the City of Sanford at I-4 and SR 46. This successful endeavor also included the first affordable housing study in the State in support of the Development of Regional Impact (DRI) order..

Jordan Development Group retained Ivey Planning Group to obtain zoning approval of a mixed-use center consisting of retail, office, and hotel. The PUD was approved in early 2008. In addition to Jordan Development, the team included Scott Partnership (architects), Lowndes, Drosdick, Doster, Kantor & Reed (legal), Darren Elkind (legal), and Traffic Planning and Design.

The site is located in the Interstate 4 / State Road 472 Activity Center DRI which is a multi-jurisdictional project. Due to the multi-jurisdictional nature of the DRI, coordination efforts were heightened.

The project consists of 525,000 s.f. of retail, 200,000 s.f. of office, and 73 hotel rooms.
